As a long-time Beaches resident, I understand the importance of having someone local you know and can depend on keeping an eye on your home while you're away.
Toronto Beaches Home Watch Services grew from helping friends and neighbours and recognizing that many homeowners want more than an informal favour. They want a reliable, insured professional who can regularly check their property and keep them informed.
Each Home Check is documented, creating a clear record of what was checked and what was observed at the time of the visit. Structured digital reports provide homeowners with visibility into the condition of their property while it is unoccupied.
Services are personally carried out by Paul Robertson, who brings over 20 years of experience in leadership roles across financial services, education, and the public sector.

Home Watch Services
When a home is unoccupied, small issues can go unnoticed without regular visits. Toronto Beaches Home Watch Services provides scheduled Home Check visits and structured digital reporting so homeowners have visibility into the condition of their property while they are away.
During each visit, we check both the exterior and interior of the home where access is provided and document any unusual conditions observed at the time of the visit. This may include visible concerns such as signs of water intrusion, storm impact, or other conditions that warrant the homeowner's attention. Following each visit, homeowners receive a documented report outlining what was checked and what was observed.
When requested, simple tasks can also be completed during a scheduled visit, such as collecting mail or parcels, placing garbage and recycling out for collection, or watering indoor plants. These tasks complement the Home Check visit and help support the routine care of an unoccupied home.

The following prices apply to properties located within our Primary Service Area (The Beaches & Upper Beaches).
Every scheduled visit includes a documented digital Home Watch report sent to you upon completion.

We primarily serve the Toronto Beaches and Upper Beaches. Requests outside this area may be considered on a limited, case-by-case basis and priced separately based on location.

Yes. In addition to scheduled Home Checks, we offer the following services:
Post-Storm Check – $35 per visit
A visual exterior check of the property following severe weather to note any visible changes or concerns.
Keyholding – $10 per week
Secure keyholding for emergency access or authorized, pre-arranged visits while you're away. This may include physical keys or access codes provided by the homeowner.
Additional Tasks – $25 per hour, billed in 15 minute increments
Optional tasks requested in advance and completed during a scheduled Home Check visit.
If we notice something unusual during a visit, we’ll contact you to explain what was observed and discuss next steps based on your instructions.
If additional time on-site is required, or if coordinating access for a tradesperson is requested, that time is billed at $25 per hour, billed in 15 minute increments.
Our role is to keep you informed and carry out agreed actions within the scope of our services.
Yes. All clients are required to sign a Service Agreement before services begin. This document outlines the services, terms, and conditions so both parties have a clear understanding of expectations.
Many homeowners choose regular Home Checks during extended absences to stay informed about their property and help reduce the chance of issues going unnoticed.
Some insurance policies may specify recommended visit intervals, so homeowners are encouraged to review their own policy requirements.
Visit frequency can then be discussed based on your travel plans, comfort level, and any applicable insurance requirements.
We recommend booking at least one week in advance to help secure availability. When possible, we will do our best to accommodate short notice requests, subject to scheduling.
We understand plans can change, and we’ll do our best to accommodate your needs.
For ongoing or recurring services, we ask for 30 days’ written notice for termination. For individual, one-time visits, cancellations or rescheduling requests should be made at least 24 hours in advance.
Billing depends on the length and type of service.
For service periods of 30 days or less, a single invoice is issued after the service period is completed.
For service periods longer than 30 days, invoices are issued monthly for services completed during that billing period.
We accept cash, cheque, and e-Transfer.
Payment is due within 10 days of the invoice date.
All fees are subject to HST (13%), and receipts are provided for every completed service.
