This business began naturally after helping friends and neighbours while they were away. I saw a genuine need for trustworthy, community support and turned that into a professional service.

Home Watch Services
When a home is unoccupied, small issues can sometimes go unnoticed if no one is checking in regularly. Toronto Beaches Home Watch Services provides scheduled, documented property visits so homeowners know what’s happening at their home while they’re away, rather than finding out after the fact.
During each visit, we check both the exterior and interior of the home (when access is provided) and report on anything out of the ordinary. This may include visible concerns such as water related issues, storm impact, or anything else that appears unusual at the time of the visit. Each visit is documented so there is a clear record of what was checked and observed while the home is unoccupied.
When requested, we can also take care of simple, appearance related tasks during a scheduled visit, such as collecting mail or parcels, placing garbage and recycling out for collection, or watering indoor plants, helping the home continue to look cared for while unoccupied.
Our Pricing
Our pricing is based on the number of Home Checks scheduled. Each Home Check includes an exterior and interior check (when access is provided).
Whether you need a single Home Check or a series of scheduled visits, you’ll receive dependable service from a local, insured Home Watch provider, with a report provided after each check.

1 visit $35
2 visits $55
3 visits $80
4 visits $100 ($25 each for additional visits)
Home Check - Condo / Apartment
1 visit $25
2 visits $40
3 visits $60
4 visits $75 ($20 each for additional visits)
Home Check Add-Ons
$25 per hour, billed in 15 minute increments.
Optional light tasks requested in advance and completed during a scheduled Home Check visit.
Additional Services
Post-Storm Check – $35 per visit
A visual exterior check of the property following severe weather.
Keyholding Services – $10 per week
Secure keyholding for emergency access or authorized, pre-arranged visits while you’re away.
All fees are subject to HST (13%).

We primarily serve the Toronto Beaches and Upper Beaches. Requests outside this area are considered on a limited, case-by-case basis and are priced separately based on location.
A Home Check includes a scheduled visit to check both the exterior and interior of the property (when access is provided). During the visit, we look for anything noticeable or out of the ordinary and report our observations to you.

Yes. In addition to scheduled Home Checks, we offer the following services:
Post-Storm Check – $35 per visit

Keyholding – $10 per week
Secure keyholding for emergency access or authorized, pre-arranged visits while you're away. This may include physical keys or access codes provided by the homeowner.
Additional Tasks – $25 per hour (prorated)
Optional tasks requested in advance and completed during a scheduled Home Check visit.
If we notice something unusual during a visit, we’ll contact you to explain what was observed and discuss next steps based on your instructions.
If addressing the issue requires additional time on-site or coordinating access for a tradesperson, additional time is billed at $25 per hour (prorated).
Our role is to keep you informed and carry out agreed actions based on your direction.
Yes. All clients are required to sign a Service Agreement before services begin. This document outlines the services, terms, and conditions to ensure transparency and a mutual understanding of expectations.
Many homeowners choose regular Home Checks during extended absences to stay informed and reduce the risk of issues going unnoticed.
Some insurance policies may specify recommended visit intervals, so homeowners are encouraged to review their own policy requirements.
Based on your travel plans and comfort level, we can help determine a visit schedule that fits your needs.
We recommend booking at least one week in advance to help secure availability. When possible, we’ll do our best to accommodate short notice requests, subject to our schedule.
We understand plans can change, and we’ll do our best to accommodate your needs.
For ongoing or recurring services, we ask for 30 days’ written notice for termination. For individual, one time visits, cancellations or rescheduling requests should be made at least 24 hours in advance.
Billing depends on the length and type of service.
For service periods of 30 days or less, a single invoice is issued after the service period is completed.
For service periods longer than 30 days, invoices are issued monthly for services completed during that billing period.
We accept cash, cheque, and e-Transfer for your convenience.
Payment is due within 10 days of the invoice date.
All fees are subject to HST (13%), and receipts are provided for every completed service.
